1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 03 October 2022: Site Location Plan (1735/1) Block Plan (1735/1) Proposed Ground Floor Plan (1735/1) The reason for the condition is:- For the avoidance of doubt.
3.At no time shall there be any display unit, static display, or other non-transparent obstructing object or window transfer installed or placed within the window display area [marked on proposed ground floor plan drawing no.1735/1] within the premises behind the shopfront window that would have the effect of obscuring or screening from view the interior of the property. The reason for the condition is :- To ensure the active character of the shopfront is retained in the interests of maintaining activity, vibrancy, vitality and viability of the town centre, as set out in Core Strategy Policy CS7 and Local Plan Part 2 Policy R2.
4.Any window displays or vinyls applied to the glazing shall as far as practicable reveal the activity of the interior of the premises, and any displays in the window shall be amended/updated on a regular basis such as to retain a sense of activity and visibility to the interior. Any such display areas shall be retained thereafter for the duration of the use hereby permitted. The reason for the condition is :- To ensure the active character of the shopfront is retained in the interests of maintaining activity, vibrancy, vitality and viability of the town centre, as set out in Core Strategy Policy CS7 and Local Plan Part 2 Policy R2.
5.The premises shall not be open for business outside of the following hours:- 09:00 to 18:00 Mondays 09:00 to 18:00 Tuesdays 09:00 to 18:00 Wednesdays 09:00 to 18:00 Thursdays 09:00 to 18:00 Fridays 09:00 to 18:00 Saturdays 09:00 to 18:00 on Sundays or Bank Holidays. The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
6.There shall be no installation of any plant and machinery, extraction or ventilation gear, flues or fume machinery at the premises until express written planning permission for such apparatus has first been granted by the Local Planning Authority. The reason for the condition is: - In the interests of protecting residential amenity for the occupants of flats within the the upper floors of the site and neighbouring premises, and to protect the character and appearance of the surrounding area including the conservation area.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of Core Strategy Policies CS7 and CS10 and Local Plan Part 2 Policies A1, R2 and R3.
