Town and County Planning Act 1990 (as amended) The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) Site: Gas Holder Station Admiralty Road, GREAT YARMOUTH, NR30 Reference: 06/22/0102/DM (please quote on all correspondence) Proposal: Application for Prior approval - Prior approval notification for the demolition of a former gasholder. I refer to your prior notification application dated the 11th February 2022 seeking confirmation as to whether the prior approval of the Local Planning Authority is required for the above proposal. Great Yarmouth Borough Council, as a Local Planning Authority, hereby confirm that the proposal is permitted development under Schedule 2, Part 11, Class B of the Town and Country Planning (General Permitted Development) (England) Order and that prior approval is not required for the proposed development at the address shown above, as described by the description shown above. The Council considers that the impact of the proposed development on the amenity of the adjoining premises would be acceptable subject to the following condition(s): - 1) The development must be carried out in accordance with the conditions set out in in paragraph B.2 of Schedule 2, Part 11, Class B to the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). Reason: to accord with the GPDO Schedule 2, Part 11, Class B 2) The development shall be carried out in accordance with the plans and Prior Notification Statement received by the Local Planning Authority on 9th March 2022. NOTES - Please read the following notes carefully:-Hours of Work: Due to the proximity of other residential dwellings and businesses, the hours of any construction or refurbishment works should be restricted to: · 0730 hours to 1830 hours Monday to Friday · 0830 hours to 1330 hours Saturdays · No work on Sundays or Bank Holidays. Local Air Quality: The site will potentially generate a significant amount of dust during the demolition process; therefore, the following measures should be employed: · An adequate supply of water shall be available for suppressing dust. · Mechanical cutting equipment with integral dust suppression should be used. · There shall be no burning of any materials on site, or burial of asbestos, which should instead be removed by an EA licenced waste carrier, and the waste transfer notes retained as evidence. Cadent Gas Ltd own and operate the gas infrastructure within the area of your development. Prior to carrying out works, please register on www.linesearchbeforeudig.co.uk to submit details of the planned works for review, ensuring requirements are adhered to. The original holding objection was triggered due to the presence of a High Pressure Major Accident Hazard Pipeline (MAHP) and/or an Intermediate Pressure Pipeline and/or an Above Ground Installation. The minimum building proximity distance (BPD) for the pipelines and associated installations is as follows: · Specific MAHP BPD (15 METERS MIN) · Specific IP BPD (3 METERS MIN) · Specific AGI BPD (based upon the hazardous area zoning)10 METERS MIN The building proximity distance taken from The Institution of Gas Engineers and Managers publication IGEM/TD/1 Edition 5 which is the standard applicable to steel pipelines and associated installations for high pressure gas transmission and IGEM/TD/3 Edition 5 Steel and PE pipelines for gas distribution Your responsibilities and obligations This letter does not constitute any formal agreement or consent for any proposed development work either generally or related to Cadent's easements or other rights, or any planning or building regulations applications. Cadent Gas Ltd or their agents, servants or contractors do not accept any liability for any losses arising under or in connection with this information.
