1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: - location plan - received by the Local Planning Authority on the 24th August 2021 - revised site plan (PP 10073263 V2) - received by the Local Planning Authority on the 3rd November 2021 The reason for the condition is:- For the avoidance of doubt.
3.Except where removal is necessary to allow construction of the new pedestrian access, the existing hedge around the perimeter of the application site shall be retained. The reason for the condition is :- In the interests of the visual amenities of the locality.
4.At no time during its use shall the dog exercise field be left unattended by staff or dog owners / visitors. The reason for the condition is :- In the interests of maintaining the safety and amenity for users of the public footpath route alongside the site.
5.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 as amended (or any order modifying, reenacting or otherwise altering that order), there shall be no external lighting erected at the site whatsoever without the prior express written permission of the Local Planning Authority. The reason for the condition is :- To ensure protect the value of the landscape and its dark skies character.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal mitigates the pressure on designated sites in line with the provisions of CS11.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
