1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the Drawing ref 1571/1 received by the Local Planning Authority on 16 March 2021. The reason for the condition is :- For the avoidance of doubt.
3.Notwithstanding the provisions of Class of the Town and Country Planning Use Classes Order 2020 (or any Order revoking or re-enacting that Order) the premises shall only be used for uses falling within class E sub class (a) to (f) of that order, or a reversion to the former public house use, falling within a Sui Generis classification in the above order. The reason for the condition is:- To ensure control of proposals that might move away from commercial use within the town centre (and to exclude sub class (g)).
4.NOTES - Please read the following notes carefully:- If the commercial pub kitchen requires new flues or extracts, in its roll as a full restaurant rather than pub kitchen, further planning permission should be obtained or advice sought in the first instance from the Local Planning Authority
