1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is:- Required to be imposed pursuant to Section 18 of the Planning (Listed Building and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the revised plans (DWG.no 895/3B) received by the Local Planning Authority on received 26th April 2018 and the additional drawing (title - elevation to row) received 3rd May 2018. The reason for the condition is :- For the avoidance of doubt.
3.No work shall commence until the exact types and colours of the materials have been submitted to and approved by the Local Planning Authority. The development shall be carried out using the agreed materials. The reason for the condition is :- In the interests of the visual amenities of the area as precise details of the materials have not been submitted.
4.Prior to the commencement of development details of all new joinery including doors, windows, architraves, skirtings, stairs and stair rails; together with repair methodology for all windows (which are to remain in situ) shall be submitted to and approved by the Local Planning Authority in consultation with the Conservation Department. The development shall be carried out entirely in accordance with the approved details. The reason for the condition is :- To ensure a satisfactory form of development.
5.The dwellings hereby approved shall not occupied until the cycle parking and bin storage facilities have been provided in accordance with the drawing 895/3B. Thereafter these areas shall be retained for the sole use as a bin storage area and as a secure cycle store in perpetuity unless otherwise agreed in writing by the Local Planning Authority. The reason for the condition is:- In order to ensure satisfactory cycle parking and bin storage to meet the needs generated by the development.
6.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Monday to Friday 08:30 to 13:30 Saturday and no work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposals meet the criteria for new housing development set out in saved Policy HOU7 of the Great Yarmouth Borough-Wide Local Plan.
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
