1.	The proposal is contrary to Policy HOU7 of the Modified Deposit Version of the Borough-Wide Local Plan in that:- (a) the erection of relatively large dwellings of two full storeys on this site would be out of keeping with the character of the existing peripheral development on the west side of Back Lane; (b) the use of the proposed double vehicular access would, in view of its close proximity to a sharp bend and road junction, be likely to cause undue interference with the safety and convenience of users of the adjoining highway; and (c) the proposed two-storey dwellings with consequent windows to first floor rooms would provide a degree of overlooking which would be unneighbourly and detrimental to the amenities of adjacent residential properties. Furthermore, the proposed development would have the additional adverse effect of overshadowing those properties which physically adjoin the site.
