| 1. | The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | The accommodation hereby approved shall only be occupied by the owner/ manager of the guest house and the dependents of such a person and shall not be let or sold as a separate residential unit. The reason for the condition is :- For the avoidance of doubt and to enable the Local Planning Authority to retain control over the use of the site. |

| 4. | The Council's Access Officer has requested that the following items be incorporated in the proposed development in the interests of people with disabilities :- (i) level or ramped approaches to all doorways (1:20 maximum slope preferred), (ii) level standing at doorways, (iii) flush thresholds, and (iv) wide (900mm preferred, 838mm minimum) easy to open doors. |
