| 1. | The site is outside the areas defined for residential development in
Policies HOU4 to HOU7 of the Great Yarmouth Borough-Wide Local Plan and,
because there is no justification for residential development related to
agriculture, forestry, organised recreation or the expansion of existing
institutions, the proposal is considered contrary to Policy HOU9.
The proposal is for the same reason contrary to Policy HOU4 of the Great
Yarmouth South West Area Local Plan which was adopted in September, 1992.
In the opinion of the Local Planning Authority, the replacement of the
present uses on this site with four substantial properties, with additional
land left over that might be the subject of future housing proposals,
did not amount to sufficient planning gain, in respect of reducing activity
at this site, such as to justify a departure from Local Plan policy. |
