1.	Policy HOU19 of the Modified Deposit Version of the Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the proposal: (A) is in keeping with the design of the existing dwelling and the character of the area; (B) would not significantly affect the amenities of any neighbouring dwelling; and, (C) would not result in over-development of the site. The proposal is contrary to the objectives of this policy in that the extension would be out of keeping with the design of the existing single- storey dwelling, and would, in view of its height, length and the introduction of a first floor bedroom window, adversely affect the amenities of the neighbouring dwellings by reason of overshadowing/ overlooking.
