| 1. | The proposed food sales unit would, by virtue of its size and prominent
positioning, constitute a visually obtrusive feature in the street scene
and would in view of the nature of its operation and the potential within
the relevant Use Class to sell hot food, other than the items specified,
with the consequent emission of cooking smells, cause possible harm to the
residential amenity of nearby property. Furthermore, the positioning of
the unit close to the adjacent highway, coupled with the activity that
would be generated, is likely to result in a situation detrimental to the
safety of users of the proposed facility. The proposal is thus considered
to be contrary to the objectives of Policy TR8 of the Modified Deposit
Version of the Borough-Wide Local Plan. |
