1.	Policy HOU19 of the Modified Deposit Version of the Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the proposal: (A) is in keeping with the design of the existing dwelling and the character of the area; (B) would not significantly affect the amenities of any neighbouring dwelling; and (C) would not result in over-development of the site. The proposal is contrary to the objectives of this policy in that the extension would, by virtue of its size and positioning, significantly exacerbate the current degree of overshadowing of the rear yard and ground floor windows of the adjoining house to the detriment of the amenities of that dwelling.
