1.	The proposal conflicts with criteria A of policy HOU6 of the Deposit Version of the Great Yarmouth Borough-Wide Local Plan, in that the siting of a bungalow within the plot of the existing house in a prominant location would give rise to a development that would be significantly detrimental to the form, character and setting of this part of Gorleston. Furthermore the proposed vehicular access is located in close proximity to part of a traffic calming scheme in the form of a road hump and given the relative positions is unnacceptable in highway terms.
