1.	The proposal conflicts with criteria A & B of Policy EMP22 of the Modified Deposit Version of the Great Yarmouth Borough-Wide Local Plan, in that the proposal would introduce a use on the site that would be likely to give rise to adverse affects on the occupiers of the nearby residential properties by reason of noise and smell. Moreover, the existing vehicular access serving the site, is unsuitable to cater for any intensification of any vehicular use whatsoever due to its restricted width, lack of passing provision and restricted levels of visibility at its junction with Lower Cliff Road.
