1.	The proposed development is located in an area which is already well provided with petrol filling stations and the applicants have not submitted any information to demonstrate a need for the proposed facility as required by Policy TCM4 of the Modified Deposit Version of the Borough-Wide Local Plan.
2.	Moreover, the proposal is also considered to be contrary to the provisions of Policy SHP16 of the Modified Deposit Version of the Borough-Wide Local Plan in that it would be likely to result in a significant hazard to road users and pedestrians alike by creating right turning manoeuvres and encouraging extra traffic off the Caister by-pass into the village proper where this type of facility already exists and where traffic calmimg measures are currently being implemented.
