| 1. | The proposed sign, having regard to its size, positioning and illumination,
would (a) detract from the appearance of the building, and (b) be an unduly
prominent and intrusive feature in the Ormesby St. Margaret Conservation
Area within which the premises are situated; and would thereby (when also
taking into account the precedent it would create for a proliferation of
advertisements) be detrimental to the visual amenities of the locality,
which is an Area of Special Control of Advertisements, and contrary to the
provisions of the Deposit Version of the Borough-Wide Local Plan (which is
the subject of "Suggested Changes"). |
