1.	The site is of inadequate size and depth to satisfactorily accommodate a dwelling that would afford the standard of residential amenity normally looked for in new residential development. Moreover, the proposal would (a) deprive the adjacent dwelling of amenity space and result in an unduly cramped form of development, and (b) be an unneighbourly form of development in view of the inevitable close proximity of the proposed dwelling to the short rear gardens of the houses to the south of the application site. As a consequence of the aforegoing matters, the proposal is contrary to the provisions of the Deposit Version of the Borough-Wide Local Plan (which is the subject of "Suggested Changes") in that it does not meet the criteria specified in Policy HOU6.
