No.Condition Text
1.The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.No development shall take place until (a) the constructional details, materials and finishes of all external joinery, including doors, windows and fascias, and (b) full details of all soil and vent pipes, waste pipes, flues, rainwater goods, or any other installations which would project from the external walls or roofs of the buildings, have been submitted to and approved in writing by the Local Planning Authority. The reason for the condition is :- To enable the Local Planning Authority to retain control over the development in order to ensure that such items do not detract from the appearance and character of the buildings.
3.No development shall take place until space has been laid out within the site for the requisite number of staff and visitors cars to be parked and for the loading and unloading of vehicles in accordance with the Borough Council's adopted standards, and for vehicles to turn so that they may leave the site in forward gear. The reason for the condition is :- To ensure that adequate off-street car parking and servicing facilities are provided, and in the interests of highway safety.
4.No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved. These details shall include proposed finished levels or contours, means of enclosure, car parking layouts, other vehicle and pedestrian access and circulation areas, and hard surfacing materials. The reason for the condition is :- In the interests of the visual amenities of the locality.
5.Soft landscape works shall include planting plans, written spacifications (including cultivation and other operations associated with plant and grass establishment), schedules of plants, noting species, plant sizes and proposed numbers/densities where appropriate, and an implementation programme. The reason for the condition is :- In the interests of the visual amenities of the locality.
6.All hard and soft landscape works shall be carried out in accordance with the approved details. The works shall be carried out prior to the occupation of any part of the development or in accordance with the programme agreed with the Local Planning Authority. The reason for the condition is :- In the interests of the visual amenities of the locality.
7.Prior to the occupation of any part of the development, visibility splays shall be provided as indicated on Drawing No. 588/98/1a, and such splays shall be kept free of any obstruction. The reason for the condition is :- In the interests of highway safety.
8.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no gates, fences, walls, other means of enclosure or obstructions of any kind whatsoever shall be erected or placed on the site forward of the front external wall of the "Reception/ Craft Workshop - 1" without the prior consent in writing of the Local Planning Authority. The reason for the condition is :- In the interests of highway safety.

10.1. This permission does not purport to convey consent for any change of use of the building referred to as the "Blacksmiths". 2. The Chief Building Control Officer has commented that an additional door would be required in "Workshop/Store - 3" for escape from the first floor office, at or near the bottom of the staircase.
11.3. The Council's Access Officer has requested that the following items be incorporated in the proposed development in the interests of people with disabilities :- (i) ramped approaches, (ii) level standing at doorways, (iii) flush thresholds, and (iv) wide (900mm) easy to open doors.
