| 1. | This permission expires on 30th September 2003 unless on or before this
date application has been made for an extension to the period of permission
and such application is approved by the Local Planning Authority, the
offices, container and store shall be removed from the site.
The reason for the condition is:-
In order to retain control over the building which is constructed of short
lived materials and in the interests of the visual amenities of the
locality. |
| 2. | Prior to the office accommodation hereby permitted being brought into use
the existing office complex shall be removed from the site.

| 3. | NOTES - Please read the following notes carefully:-
The Environment Agency advise the proposed area for development lies within
250 metres of a former waste disposal site. Accordingly, comments that the
applicant be advised of the need for a ground investigation prior to the
commencement of construction works in order to assess for the presence of
landfill gas.
Notwithstanding the results of any survey which is carried out, all
buildings and associated services should be designed and constructed with
due regard for the possible presence of flammable gas. |
| 4. | The Council's Access Officer has requested that the following items be
incorporated in the proposed development in the interests of people
with disabilities :-
(i) level or ramped approaches to all doorways (1:20 maximum slope
preferred),
(ii) level standing at doorways,
(iii) flush thresholds,
(iv) wide (900mm preferred, 838mm minimum) easy to open doors,
(v) a dished floor shower and
(vi) a 2m x 1.5m w.c. cubicle (instead of two) all to part 'M' Building
Regulations standard. |
