1.	The site, which is within an area of land that has the benefit of planning permission for residential development and which would be accessed via a driveway adjacent to existing dwellings, is an inappropriate location for the proposed building in that its operation is likely to have a detrimental effect on the residential amenities of adjoining property, existing and proposed, by reason of noise, odour and general activity.
2.	The siting of the proposed building is likely to cause damage to trees which are the subject of a Tree Preservation Order.
