The proposal is considered contrary to Policy H6 of the adopted Broads Local Plan 1997 in that the proposed replacement house is neither of a similar scale to the existing dwelling nor located on the same site and the Planning Authority remains of the view that only a smaller dwelling (of a sympathetic design created by the restoration or rebuilding of, and modest extension to, the existing dwelling) would be appropriate.
