1.	The proposal to erect three bungalows, each with a 'footprint' larger than that of virtually all the surrounding dwellings, on plots that are relatively small in area constitutes an overdevelopment of the site which would be detrimental to the form, character and setting of the settlement contrary to the provisions of Policy HOU7 of the Deposit Version of the Borough-Wide Local Plan (which is the subject of "Suggested Changes"). Furthermore, the sub-division of the existing curtilages of Nos. 10 and 12 Cromer Road would further detract from the character of the area contrary to the provisions of Policy HOU16 of the Local Plan. The remaining areas of rear garden space, together with the amount of private amenity space that would be provided for the new bungalows relative to their size would result in unsatisfactory living conditions for the occupiers of both the existing and proposed dwellings.
