1.	The proposed front and rear extension to the premises to create seven additional bedrooms and associated facilities would by virtue of its extent result in overdevelopment of the site and would constitute an unneighbourly form of development that would be detrimental to the amenities enjoyed by the occupiers of the adjacent residential properties by reason of overshadowing and loss of visual amenity. Moreover the provision of the additional accommodation would give rise to an overintense use of the site and would result in an adverse effect on the amenities of the adjoining residential properties by reason of noise and general activity.
2.	The proposal is contrary to Policy HOU25 of the Great Yarmouth Borough-Wide Local Plan as amended by the Suggested Changes Report in that it does not comply with items (g) and (h) of the policy since it proposes a major extension and would be detrimental to the occupiers of the adjoining dwelling.
