1.	The proposed new entrance, which would be the sole access into and out of the ground floor flat, would be directly from the County highway where no public footway exists.Consequently, if approved, the proposed entrance would be likely to result in undue hazards to the users of the road and be contrary to the interests of highway safety.Furthermore the proposal would create an unacceptable danger to the occupiers of the flat and would result in a form of accommodation which would not afford the standard of residential amenity normally required for new residential development.
2.	The types of new windows and their proposed arrangement are considered to be unsympathetic and detrimental to the appearance of the building.
