1.	Part of the proposed area to be used for the parking of lorry trailers extends into an area defined in both the Great Yarmouth South West Area (Statutory) Local Plan and the Great Yarmouth Borough Wide Local Plan (as modified by the Suggested Changes Report) in respective policies EMP6 and EMP18. The proposal is contrary to the aims of these policies which restrict the use of the area of land within 50 metres of the edge of the landscaped buffer area to the rear of the properties in Clydesdale Rise to light industrial and/or associated offices, warehousing or car parking and the proposed use of the land within the 50 metre zone for trailer parking effectively extending the operation of the haulage depot closer to those properties is likely to give rise to problems of noise and general . disturbance to the detriment of the amenities of the nearby residents. Moreover, permission for such of land within the 50 metre zone would set an undesirable precedent for the development of the remaining land situated closest to dwellings.
