The proposal would allow the unrestricted use of the premises for B1 uses which could result in activities which would conflict with the surrounding uses, particularly in view of the extant consent for residential development on the adjacent site. If allowed, this permission could set a precedent for further business uses, the activity generated by which would conflict with existing uses including the parking and traffic movements associated with the adjoining supermarket.
