1.	In the Deposit Version of the Great Yarmouth Borough-Wide Local Plan the application site is within an area allocated for housing purposes.However following objections to the Plan the proposed housing designation was deleted in the "Suggested Changes to the Proposals Map".The suggested change is presently under consideration by an Inspector following the completion of the Public Inquiry relating to the Great Yarmouth Borough- Wide Local Plan.The proposed development is therefore considered to be premature pending the publication of the Inspector's report in that approval at this stage would be potentially prejudicial to the recommendations of the Inspector on the appropriate local plan policies for housing and other development in the area.
2.	Insufficient details have been submitted to demonstrate that the proposed development will not adversely affect the existing trees which are the subject of a Tree Preservation Order.
