The proposal is contrary to the provisions of Policy HOU 16 of the Deposit Version of the Borough-Wide Local Plan (as amended by the Suggested Changes Report) in that it constitutes an overdevelopment of the site and would give rise to a cramped form of development which would be out of character and scale with its immediate surroundings, particularly the adjacent detached house the curtilage of which the site forms part.
