| 1. | The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | Prior to any work commencing on the development hereby permitted precise details of the proposed shopfront, fascia and satelite dish shall be submitted for the approval of the Local Planning Authority and the development shall be carried out strictly in accordance with such approved details. The reason for the condition is:- Insufficient detail was submitted as part of the application and for the avoidance of doubt. |
| 3. | Prior to the use hereby permitted commencing an area of yellow hatching shall be laid out on the access to the service bay to the adjoining shop unit and such works shall be completed to the satisfaction of the Local Planning Authority. The reason for the condition is:- To ensure the proposed use does not prejudice the adjacent highway network and to ensure the availability of parking to serve the proposed development. |
