1.	The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.	NOTES - Please read the following notes carefully:- The Environment Agency advise that the proposed development lies within 500 metres of the landfill site at Cobholm, the type of waste deposited is not known by the Agency. Accordingly, I would comment that the applicant be advised of the need for a ground investigation prior to the commencement of construction works in order to assess for the presence of landfill gas. Simple "spike type" testing between the proposed area for development and the former landfill site would be appropriate. However, if significant levels of flammable gas are detected, then further investigation should be undertaken. Notwithsatnding the results of any survey which is carried out, all buildings and associated services should be designed and constructed with due regard for the possible presence of landfill gas.
