1.	The site is outside any area allocated for commercial entertainment use in the Great Yarmouth Borough-Wide Local Plan and falls within an area used predominantly for industrial and warehouse purposes.The use of such a large industrial unit as that proposed as an indoor go-kart track is considered to be inappropriate and if approved would create an undesirable precedent for further similar developments in the locality the effect of which would be likely to be detrimental to the operations of existing businesses in the area and prejudicial to the Council's aim to attract new industrial enterprises to the town.
