1.	The demolition must be begun not later than the expiration of five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2.	No demolition work shall be commenced before a contract for the redevelopment of the site is made and detailed planning permission has been obtained for the erection of residential properties for which the contract provides. The reason for the condition is :- To ensure that premature demolition does not take place and leave an empty gap within an important section of the Conservation Area long before planning permission is sought and redevelopment starts.
