No.Condition Text
1.The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.The development shall be carried out in accordance with the revised plan no.0735 revision A received by the Local Planning Authority on 9th June 1997. The reason for the condition is:- For the avoidance of doubt.
3.The access shall be configured in accordance with the details on the submitted site plan with the gate to open inwards and the hedge on the to west side of the access not exceeding one metre in height above highway carriageway level and shall be splayed at an angle of 45 degrees from the outside gatepost. No means of enclosure shall be erected on the boundary between the shared accesses from the highway to the gateposts, wall, fence or other means of enclosure. The reason for the condition is:- To provide for vehicles to stand clear of the highway carriageway in the interests of highway safety whilst the gates are being opened on closed.
4.The garage shall only be used for private domestic use in connection with adjoining dwelling. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property.
5.Details of the surfacing of the driveway and turning area shall be submitted to and approved by the Local Planning Authority and works in accordance with such details as may be agreed shall be completed before the dwelling hereby permitted is first occupied. The reason for the condition is:- In the interests of the visual amenities of the locality.
6.Details shall be submitted of the replacemente hedge and tree planting to be provided along the frontage of the site whhich shall be submitted for the approval of the Local Planning Authority and works in accordance with such details as may be approved shall be completed within two years of the occupation of the dwelling hereby permitted. Any trees and shrubs so planted which dies within 5 years shall be replaced within one year by the applicants or their sucessors in title.
