| 3. | NOTES - Please read the following notes carefully:- The Environment Agency has no objection to the proposed development but wishes to make the following comments:- The application area is approximately 100 metres from a former landfill site, which accepted landfill waste, these materials are likely to generate landfill gas. The developer must satisfy the District Council that no landfill gas is present at the site and should as a precaution check for its presence prior to the undertaking of any works. As a minimum, this check should consist of inserting hollow perforated probes into the ground to a depth of at least 1 metre along the boundary closest to the landfill site. Portable gas detection equipment should then be used to monitor for landfill gas. If gas is detected or if you require a full survey to be undertaken, I would suggest the developers appoint specialist companies who will if necessary could prepare an appropriate building design. The main area of concern is if any ducts or drain pipes servicing the building are connected to services in or near the landfill. These could provide a direct route along which the gas could migrate. The Council's Access Officer requests that the following matters are taken into account to provide improved access for wheelchair users:- a) ramped approaches b) level standings at doorways c) flush thresholds d) wide (838mm) easy to open doors. |
