1.	The site is within a Conservation Area where it is the Council's policy to preserve and enhance the character and appearance of the area and it is considered that the proposal does not conform with this concept in that the excessive number of signs would result in a clutter of advertising material on the premises which would detract from the appearance of the building and be detrimental to the visual amenity of the locality.
2.	In Conservation Areas it is the Council's policy not to permit the display of signs where they obscure items of significant architectural detailing forming part of the building.The proposed sign on the south elevation is contrary to this policy and would detract from the appearance of the building and the visual amenity of the street scene.
