| 1. | Policy HOU 16 of the Deposit Version of the Borough-Wide Local Plan states :- "In assessing proposals for development the Borough Council will have regard to the density of the surrounding area. Sub-division of plots will be resisted where it would be likely to lead to development out of character and scale with the surroundings". If permitted, the proposal would, both by itself and by the cumulative effect of similar developments that could follow as a result of the precedent that would be created, damage the character and amenity of this long established residential area. Consequently, the proposal is contrary to the above policy which seeks to safeguard the character of existing settlements and avoid the undesirable effects of `town cramming'. |
| 2. | The proposal to erect three chalet bungalows at the rear of an existing dwelling, without proper road frontage and approached by a private drive, constitutes a sub-standard layout of land which would result in a loss of privacy and detriment to the adjoining residential properties. Moreover, if permitted, the proposal would create an undesirable precedent for further similar developments in the locality. |
