| 1. | Prior to the commencement of the development approval of the details of
the siting, design and external appearance of the building(s), and the
means of access (hereinafter called `the reserved matters') shall be
obtained from the Local Planning Authority.
The reason for the condition is :-
Such details have not been submitted as part of this application. |
| 2. | Application for approval of reserved matters must be made not later than
the expiration of three years beginning with the date of this permission
and the development must be begun not later than whichever is the later of
the following dates:-
a) the expiration of five years from the date of this permission;
or
b) the expiration of two years from the final approval of the reserved
matters or, in the case of approval on different dates, the final approval
of the last such matter to be approved.
The reason for the condition is :-
Required to be imposed pursuant to Section 92 of the Town and Country
Planning Act 1990.

| 3. | Prior to the occupation of the dwelling hereby permitted the access gate or
gates, hung to open inwards, shall be set back a minimum distance of 4.5
metres from the edge of the adjoining highway carriageway and a hedge,
fence or wall not exceeding 1 metre in height above highway carriageway
level shall be splayed at an angle of 45 degrees from each of the (outside)
gateposts.
The reason for the condtion is :-
To provide for vehicles to stand clear of the highway carrageway in the
interests of highway safety whilst the gates are being opened or closed. |
| 4. | The dwelling hereby permitted shall not be occupied until a surfaced and
drained turning area has been provided within the site.
The reason for the condition is :-
To enable vehicles to enter and leave the site in a forward gear in the
interests of highway safety. |
| 5. | The dwelling hereby permitted shall not be occupied until the access has
been constructed in accordance with Norfolk County Council's residential
access specification to a distance of 4.5 metres into the site (measured
from the existing carriageway edge).
The reason for the condition is :-

| 7. | The Council's Access Officer has requested that the applicant/developer
be informed that when an application for approval of reserved matters is
submitted the dwelling should be designed as "accessible" for people with
disabilities as called for in the Deposit Version of the Borough-Wide
Local Plan. |
