1.	The site is unsuitable to accommodate permanent residential occupation and the associated traffic movements due to the severely restricted width and visibility at the access onto Tan Lane.
2.	The increased use of the site and particularly the existing restricted access which passes close to residential properties would have a detrimental effect on the quality of life enjoyed by the occupiers of the adjoining dwellings by reason of noise and general disturbance. Furthermore, the occupation of the holiday chalet beyond the period currently permitted and the consequential extended use of the access, particularly during the winter months when daylight is limited, would result in conditions detrimental to the safety of pedestrians and other users of the track/adjoining highway.
