| 1. | The development must be begun not later than five years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | No storage shall take place on the car parking and manouevring area indicated on the approved plan. The reason for the condtion is:- In order to ensure the retention and availability of the approved car parking areas. |
| 3. | The industrial unit hereby permitted shall only be used in conjunction with the adjoining operation within the same site and shall not be operated as a separate business without the prior consent of the Local Planning Authority. The reason for the condition is:- To ensure that the use of the unit hereby permtted takes place in the manner contemplated by the Local Planning Authority on the grant of this permission. |

| 5. | The applicant's attention is drawn to the comments of the County Waste Disposal Officer regarding measures that are neccessary to safeguard against any potential hazard arising from landfill gas in this area (letter attached). The applicant is also advised to contact the Chief Building Control Officer and the Environmental Health Officer to ascertain any other special measures that may be necessary. |
