1.	The proposal would result in an unsatisfactory form of backland development which would relate poorly to the pattern of development in the vicinity and set an undesirable precedent for similar plot sub-divisions, the cumulative effect of which would be detrimental to the low density, wooded character of the properties in this area. As a consequence the proposal is considered out of character with the surrounding area and contrary to Policy HOU 16 of the Deposit Version of the Great Yarmouth Borough Wide Local Plan 1995.
