1.The proposed erection of a concrete prefabricated garage in the front garden of the property would be an unduly cospicuous feature, out of character with the adjoining properties and detrimental to the visual amenities of the street scene. Moreover, the garage, if permitted would set an undesirable precedent for similar forms of development in the locality.
2.Policy HOU19 of the Deposit Version of the Great Yarmouth Borough Wide Local Plan states that extensions and alterations to dwellings will be permitted where the privacy and amenity of neighbours are adequately safeguarded. The extension or alteration must :- (a) Be in keeping with the design of the existing dwelling and the character of the area; (b) Not prejudice the amenities of a neighbouring dwelling ; and (c) not result in overdevelopment of the site's curtilage. The proposal is contrary to the objectives of policy HOU19 in that the design and siting of the garage will not be in keeping with the design of the existing dwelling and not be in keeping with the area.
