| 1. | The proposed residential building plot would remove part of an area of open space of amenity value to the area generally and as a consequence the proposal would be detrimental to the character of this part of Belton and contrary to Policies HOU 14, HOU 16, HOU 17, and REC 12 of the Deposit Version of the Great Yarmouth Borough Wide Local Plan, 1995. |
| 2. | Furthermore, the proposal would result in a loss of off-street car parking and servicing space for the existing public house and it has not been demonstrated that adequate such provision will remain as a result of this proposal and as a consequence it would be contrary to Policies TCM 22 and TCM 23 of the above Local Plan. |
