1.	The proposed development does not provide adequate depth of forecourt sufficient to enable off-road parking whilst the doors of the garage and boat store are being opened/closed. Consequently, the proposal would result in vehicles manoeuvring within the carriageway which would be detrimental to the safety of other road users.
2.	The siting of the proposed garage and boat store in advance of the established building line would, particularly in view of its height and bulk, be likely to be detrimental to the appearance of the street scene. Furthermore, the proposed building constitutes an unneighbourly form of development which would be detrimental to the amenities of the adjoining residential property by reason of overshadowing and loss of visual amenity.
