| 1. | The Deposit version of the Borough-wide Local Plan contains the following
policies which seek to safeguard and enhance the area's character and
improve the built environment :-
Policy UDN1 The Borough Council will seek to retain and enhance those
aspects of the existing built urban and rural environments
which are fundamental to the Borough's traditional character
and identity by requiring all future development proposals to
be in general accordance with the traditional principles
outlined in the Great Yarmouth Design Guide and, where
necessary, initiating and/or supporting improvement schemes.
Policy UND3 New development which seeks to establish a high quality of
design and townscape and compliments the character of the
town and villages will be permitted, provided it complies
with the principles of the Great Yarmouth Design Guide.
Modern architecture which complements, improves and enhances
the existing townscape will be encouraged. Where existing
buildings and structures clearly detract from the townscape
of an area, the Borough Council will support their
refurbishment or replacement.

| 2. | Policy UND7 In considering proposals for new development in rural areas,
the Borough Council will expect a high standard of design in
accordance with the principles of the Great Yarmouth Design
Guide. Developments which arelikely to detract from the
rural scene or character of the area will be resisted.
It is envisaged that under these policies modern buildings should
contribute to the continuity of architecture and that these buildings
should not be a pastiche of the past, and, particularly, that new
development should improve and enhance the traditional character of an area
by attention to the location, scale and form of the buildings, including
the correct use of materials traditional to the area. The proposal, in
terms of the design and external appearance of the dwelling and garage,
does not meet these criteria and would, consequently, be contrary to the
provisions of the Borough-wide Local Plan. |
