1.	The erection of two very large bungalows at the rear of the site would be detrimental to the visual and residential amenities of the locality. Moreover the proposal would result in the loss of an important area of "green" private open space which contributes to the residential and visual amenities of the locality to the objective of Policy NNV11 of the Great Yarmouth Borough Wide Plan which seeks to retain sites of amenity value which contribute to the character of developed areas.
2.	The formation of the proposed vehicular access would result in the loss of a Horse Chestnut tree which is protected by a Tree Preservation Order would be detrimental to the visual amenities of the locality.
