1.	The proposal would result in the loss of an important area of green open space, which formed an integral part of the layout of the original design concept for this estate, which contributes to the residential and visual amenities of the locality, contrary to the objectives of policy NNV 11 of the current version of the Great Yarmouth Borough Wide Local Plan which seeks to retain sites of amenity value which contribute to the character of developed areas.
2.	The proposed dwelling would be sited well in advance of the the properties to the west of the application site and would therefore constitute an unduly conspicuous feature prejudicial to the visual amenities of the street scene.
