1.	The proposal constitutes an overdevelopment and an overintense use of a restricted site and if approved would because of its cramped nature be detrimental to the residential amenities of the occupiers of adjacent properties by reason of overlooking,overshadowing and loss of visual amenity.
2.	The property is unsuitable for conversion and use for the excessive number of flats proposed in that no provision can be made for off-street car parking and approval for the proposed development would create an undesirable precedent for a similar sub-division of other properties in the locality with a resultant increase in residential density and parking requirements in an area lacking in off-street parking facilities.
