| 1. | The proposed extension, because of its height, length and close proximity
to the boundary with the adjoining property to the north, would be an
unneighbourly form of development that would be detrimental to the
residential amenities at present enjoyed by the occupiers of the adjoining
dwelling by reason of overshadowing, overlooking and loss of visual
amenity. |
| 2. | The proposal, that, in effect, would involve the erection of an entirely
self-contained dwelling, constitutes an overdevelopment of a restricted
site. |
| 3. | The existing property, which is already quite long and ranging, has a lower
roof line at the eastern end which helps to reduce the scale of the
building. The proposed extension would, in making the ridge line
continuous, detract from the present 'acceptable' proportions of the
'cottage'. Consequently, the height, length and bulk of the proposed
extension, together with the detailing thereof, would not enhance the
character and appearance of the existing property which is within the
Ormesby St. Margaret Conservation Area. |
