No.Condition Text
1.The site is within an area designated as "Private Open Space Important to the Village Scene" in the Great Yarmouth Borough-Wide Local Plan, policy REC.15.of which states "The Borough Council will stringently resist proposals which would erode the provision of amenity, open space or any other land which contributes positively to the Community or street scene as identified on the Proposals Map".The proposal is therefore contrary to the provisions of the Plan and if permitted would encourage and create a precedent for further similar development of other wooded areas in the locality.
2.The trees within the site represent an important visual amenity which the Local Planning Authority consider should be substantially maintained and are the subject of a Tree Preservation Order to ensure their retension. Whilst initially the proposal involves the removal of a small number of trees it is considered that approval of the development would, because of the overshadowing effect of the remaining trees and their close proximity to the proposed dwelling, result in undue pressure for the removal of further trees the cumulative effect of which would destroy the woodland's amenity value and thus be detrimental to the visual amenities and rural character of the locality.
