1.	The application site forms part of an area of land allocated for residential purposes in the current version of The Great Yarmouth Borough Wide Plan which states that development of the site requires a comprehensive approach to include the land to the south which is allocated for residential purposes, to avoid a conflict between any new residential development and any industrial or open storage use on the adjoining land allocated for residential purposes. The proposal is therefore considered to be premature in advance of any proposals to develope land to the south of the site for residential purposes.
2.	The proposed development of the site for residential purposes is considered to be premature pending the provision of a roundabout at the intersection of Pasteur Road and Thamesfield Way, together with the provision of a highway link through the site to Suffolk Road.
