1.	The conversion of the existing building would result in an unsatisfactory form of development which constites a sub-standard layout of land which would not afford the standard of residential amenity normally looked for in new residential development. Furthermore the development impinges upon the private amenity area for the adjacent unit of accomodation with a consequent loss of residential amenity to the occupier of that unit and a siginificant loss of outlook.
2.	The proposed unit of accommodation impinges upon the previously approved parking area for the adjoining residential properties resulting in a sub-standard form of development. Moreover insufficient parking has been provided to meet the needs generated by the development proposed.
